Discuss Your Needs
In the first meeting, I walk you through these steps and explore what you need out of a mortgage.
Begin the Mortgage Application
You’ll gather and provide the needed documents, and we’ll pull a credit report to determine your eligibility.
Define Your Budget
I’ll go over your finances with you to determine how a mortgage can fit into your life, using a monthly budget.
Discuss Options
With your budget in mind, I will present different mortgage options that fit your needs. These options determine the maximum purchase price you can afford.
Find a House
I’ll discuss your housing preferences and suggest realtors, if you don’t have one. You’ll place an offer on a home, which must have a subject to financing clause.
Apply for the Mortgage Loan
Once your offer’s accepted, I’ll need a copy of the contract of purchase to submit a loan application.
Conditional Approval
The lender will often respond with a conditional approval, requiring more documentation.
Finalize Approval
The lender will confirm that the conditional requirements have been met, finalizing the mortgage loan.
Give the Deposit
If you’re ready, you can remove the financing subjects on your offer and give the deposit for the down payment.
Lawyer Processes
The lawyer will receive your mortgage documents and register the house in your name. You will pay the remainder of the down payment and other closing costs.
